Multimillion-dollar golf clubhouse planned for Kennedy Bay coastal village

Residents are being asked to have their say on an application seeking approval for 66ha of land in Port Kennedy.

The structure plan — which is open for public comment until March 13 — has been prepared on behalf of Western Australia Beach and Golf Resort Pty Ltd to facilitate the development of Lot 3020 Port Kennedy Drive and unallocated crown land No.3019 for a mix of residential and retail commercial land uses.

The application includes a main street local centre providing 1200sqm of retail floor space, open space, tourist accommodation and residential/home office opportunities.

The retail floor space will accommodate a supermarket/deli, two convenience-based retailers, two cafe/takeaway retailers and a restaurant/tavern.

The coastal community is set to accommodate about 1002 dwellings — up from the previously proposed 900 lots — with an average lot size of 300sqm for majority of the site and 350sqm for lots backing on to The Links Kennedy Bay Golf Course.

Development within proximity to public open space, Foreshore Reserve and at the end-of-street blocks are proposed to be 220sqm and 150sqm in density, with 120sqm lot sizes and a maximum four-storey height restrictions for lots within the local centre precinct. Access to the development is proposed from Bayeux Avenue and Port Kennedy Drive, with a “neighbourhood connector road” providing a north/south road linkage between Bayeux Avenue and Port Kennedy Drive.

Plans also include 9.67 ha of public open space within seven reserves ranging in size from 0.1ha to 4.82ha.

While portions of the structure plan area are proposed over several existing holes at The Links Kennedy Bay Golf Course, according to plans affected holes are expected to be “reconstructed outside of the development footprint over time”.

A new multimillion-dollar golf clubhouse set to be an entry to the golf course and Kennedy Bay coastal village was announced late last month and is expected to be completed by 2021.
