Hawkesbury River Golf Course Listed in Salvage Bid

The well-kept greens of a 19.6ha golf course west of Sydney are on the block as Sydney-based Kingdom Developments looks to salvage its business. 

Lenders have taken possession of Kingdom Developments sites across New South Wales and Queensland, including the Hawkesbury River Golf Course at 61A Hawkesbury Valley Way, Windsor.

According to RP Data information, Kingdom Lakes Estate Hawkesbury River Pty Ltd, a company linked to Kingdom Developments’ Andrew Bodnar and Dan Ode, acquired the site in August, 2021 for about $3 million.

It is the latest in a string of development sites being sold from the group’s portfolio, including another golf course at Tamworth, a development at Wollongong and the private off-grid Victor Island in Queensland, less than a year after it was snapped up.

Colliers agents Frank Oliveri and Jordan McConnell are marketing the rural-zoned block of cleared land at Windsor for the Mortgagee in Possession.

It also offers the potential for an 18-tee/9-hole set-up, 57km from Sydney’s CBD.

“Rarely does an opportunity of this nature become available to the market,” Oliveri said.

“With the site’s proximity to the Crowne Plaza, we are confident it will appeal to investors, owner-operators or even someone wanting to have their own course,” McConnell said.

Adjoining the Crowne Plaza Hotel Resort and next to the RAAF Richmond Air Base, the site has value add opportunities and comes with RU2—Rural Landscape zoning, according to McConnell.

The course is in Windsor, an historic settlement established in 1791.

It is close to the Penrith CBD, and a short distance from the train station, town centre and nearby Richmond.

The golf course is for sale via an expression of interest campaign due to close on June 22.
